Provide status updates to the SVP and other internal stakeholders, including senior executives
Identify and cultivate new and emerging tenant relations and actively identify retailers (restaurants, QSRs, soft/hard goods, and services, among others) to fulfill merchandising vision and plan for assigned assets
Proactively manage retail lease amendments and renewals within the retail portfolio
Create income and value for the company through knowledge of consumer trends in both retail and real estate. Maintain in-depth knowledge of local area competition
Deal-making: negotiate deal terms and leases independently. Follow deals through execution and store opening
Maintain regular communication with all departments, including legal, tenant coordination, construction, accounting, operations, marketing, and asset management, among others
Use existing national retailer and broker relationships to expand “open to buys” to meet or exceed leasing objectives
Collaborate on budgeting/forecasting and underwriting exercises
Develop and execute on merchandising plans and aggressive leasing strategies to achieve overall property goals and increase NOI

Bachelor’s Degree in related field
Strong local and national retailer and broker relationships and knowledge of the New York market
Ability to run a deal from start to finish: from merchandising plan, to LOI, Lease, Store Opening, and beyond.
Self-motivated individual who takes personal ownership of assigned assets and exercises independent judgment while also being a team player .
8+ years of relevant experience
Strong communication, presentation, quantitative, sales, and time management skills
Proficient skill set in Microsoft Suite and Leasing Management Systems
Independent negotiator with a strong merchandising vision and can execute deals from start to finish
Clear and open collaborator, both with the Retail Leasing Team and partner teams internally
Comfortable overseeing and collaborating with other team members, whether directly or on a dotted line
Communicate tactfully, skillfully, and persuasively with third-party brokers; ownership entities; prospective and existing tenants; and local, regional, and corporate employees of various levels
