The Director of Sales is responsible for managing occupancy development of the community, actively marketing the community by networking with residents, families, discharge planners, social service workers, local business organizations and other referral sources.
The role maintains high occupancy, keeps up-to-date records of all communications using the lead management system, oversees tracking of prospects from initial contact through close and move‑in, and possesses thorough knowledge of the community’s benefits, services, and competitors’ offerings.
The Director builds trusting relationships with prospects, stays current on unit status, introduces prospective residents and families to staff and other residents, guides them toward decisions, attempts to close sales frequently, overcomes objections, and meets sales, phone‑out, and appointment standards consistently.
The Director provides regular reports on sales achievements, ensures move‑in paperwork is completed, coordinates assessments with care directors, informs associates of pending move‑ins, assists families during transition, supports sales staff to exceed goals, collaborates on inventory information, and safeguards resident confidentiality.
Additional duties include attending community meetings, completing reports promptly, being available evenings/weekends, maintaining safety, disclosing any impairing medication, and performing on‑call or MOD responsibilities as assigned.
Non‑essential functions emphasize servant leadership, teamwork, participation in life‑enrichment activities, familiarity with safety protocols such as missing‑person reporting and fire evacuation, and upholding a safe environment for residents.
Requirements include a bachelor’s degree in a related field, a proven sales track record, at least two years in senior sales/marketing, strong leadership and supervisory experience, public‑relations experience preferred, proficiency with Microsoft Office, ability to communicate with all stakeholders, financial calculation skills, knowledge of federal and state regulations (FHA, ADA, etc.), and a passion for working with senior citizens.
