The Chief Engineer leads the engineering staff and manages the engineering program to deliver high‑quality work and exceptional customer service, aligning with Cushman & Wakefield’s engineering platform and client expectations. The position is responsible for planning, implementing, coordinating, and supervising all mechanical operations, maintenance, communications, energy management, and manpower development programs for assigned properties. The Chief Engineer may perform limited hands‑on duties and can be required to participate in watch activities, with approximately 50 % of time dedicated to operating engineer responsibilities.
Work is performed in a professional office environment using standard office equipment, while also requiring regular interaction with building systems, on‑site inspections, and physical activity such as moving around the workplace and stationary periods.
- Supervise engineers and maintenance staff, including hiring, training, and development.
- Manage performance, coaching, and disciplinary actions through HR processes.
- Coordinate annual C&W Safety Program scheduling and execution, ensuring 100% compliance.
- Oversee building operational accounts, variance reporting, and assist with operating and capital budgets.
- Manage utility tracking, consumption, cost analysis, sub‑metering, and budgeting.
- Conduct regular inspections of building systems and equipment and resolve issues.
- Recommend and implement improvements to preventive maintenance programs.
- Develop and maintain comprehensive preventive and predictive maintenance schedules.
- Create and update building‑specific maintenance and safety procedure manuals.
- Maintain an Operations Document Library with plans, drawings, schematics, and warranties.
- Provide building systems and equipment training for staff.
- Coordinate maintenance activities with contractors, tenant finish personnel, and engineers.
- Oversee fire/life safety, plumbing, HVAC, and electrical systems, staying current with HVAC trends.
- Communicate regularly with tenants, clients, property management, and vendors.
- Develop specifications and manage solicitation, execution, and performance of service contracts.
- Assist in soliciting and acquiring new management contracts as needed.
- Respond rapidly to emergencies such as fires, evacuations, or equipment failures.
- Implement inventory control programs and purchase parts and supplies.
- Ensure compliance with codes, regulations, and company directives for building operations.
- Perform operating engineer duties, including shift work, on‑call, and standby responsibilities.

- Required education: High School Diploma or GED equivalent.
- Required experience: 7+ years in commercial property engineering or related field.
- Additional qualifications: vocational/technical certificate, appropriate trade licenses, universal technician certification, financial acumen, EMS and fire alarm system familiarity, basic Outlook, Excel, and Word skills.
