The Maintenance Supervisor is responsible for overseeing technical and mechanical work to keep the interior and exterior of properties, grounds, amenities and common areas clean, safe and functional. This role manages the maintenance team, directs the “make‑ready” process, completes resident work orders, and ensures all repairs meet company policies, safety standards and code requirements.
Key duties include inspecting work performed by staff and contractors, maintaining inventory of spare parts, assisting the Community Manager with budgeting for maintenance and capital expenses, executing monthly preventative‑maintenance procedures, conducting safety meetings, and delivering excellent customer service to employees, residents, clients and vendors.
Candidates must have a high‑school diploma or GED, knowledge of OSHA and MSDS regulations, and 1‑3 years of supervisory experience in apartment maintenance or a related field. Strong communication skills, computer proficiency (especially property‑management software such as Entrata, Yardi or OneSite), and the ability to obtain required EPA refrigerant and pool certifications are essential.
Physical requirements include lifting up to 20 lb independently (50 lb with assistance), frequent standing, walking, climbing and squatting, and occasional travel for local errands, meetings or training. The position follows a 40‑hour work week with regular site hours of 9 am‑6 pm Monday‑Friday, plus weekend coverage as needed. Flexibility is required for on‑call evenings, weekends and holidays, and the role involves frequent exposure to outdoor elements.
