The Maintenance Supervisor leads and coordinates workers who clean, maintain, and repair building structures and grounds, handling hands‑on community maintenance, inspections, repairs, and general upkeep of interior and exterior common areas.
The role also involves preparing market‑ready apartments for move‑in and providing on‑call emergency service. The supervisor monitors mechanical equipment such as water heaters and HVAC units, performs preventative maintenance, logs activities in property‑management software, and collaborates with the Property Manager on budget control and contractor insurance compliance.
- Lead maintenance team to complete work orders, preventive maintenance, property upkeep, and repairs.
- Respond to resident work orders within 24 hours.
- Conduct regular community inspections.
- Prepare market‑ready apartments for move‑in.
- Provide on‑call emergency service as needed.
- Monitor and maintain mechanical equipment (water heaters, HVAC units).
- Perform preventative maintenance and record findings in maintenance logs/property‑management software.
- Collaborate with Property Manager on budget control and ensure contractor insurance compliance.
- Maintain shop inventory and place supply orders within the annual operating budget.
- Ensure compliance with Fair Housing laws and standards.

The company is hiring an experienced and highly motivated Apartment Maintenance Supervisor for a 312‑unit market‑rate community in Sandy Springs, Georgia. The position is full‑time, Monday‑Friday, 8:00 am‑5:00 pm.
- High School diploma or GED; 2‑4 years experience as Maintenance Supervisor or Lead Maintenance Technician in an apartment community.
- EPA I or II, Universal, or HVAC certification required.
- CPO certification preferred; pool maintenance experience required.
- Strong knowledge of electrical, plumbing, and HVAC systems.
- Experience with preventative maintenance, vendor relations, and work order organization.
- Familiarity with property‑management software such as Onesite or Yardi is a plus.
