Monitor quality and status of assigned BMS subcontractors’ construction documents.
Attend manufacturer site visits and review Factory Witness Tests on equipment and control systems as needed.
Confirm implementation of site-specific Safety Plan with assigned subcontractors
Review monthly pay requests of assigned BMS subcontractors.
Partner with BMS project team, subcontractors, Owner’s Consultants, and Representatives to ensure optimal alignment and efficient systems installation.
Ensure timely release of materials and equipment for fabrication to conform to project schedule.
Manage Quality Assurance (QA) and Quality Control (QC) program with LV contractors and track work to complete and punch list.
Assist in management and updates of Equipment Tracking Log specific to assigned subcontractors.
Manage activities associated with Building Management System (BMS)/Electrical Power Monitoring System (EPMS) scope of work and manage submittals and shop drawing review process with assigned owner’s representative and owner’s engineer, and gain approvals from design team for assigned subcontractors.
Manage project closeout, secure guarantees, warranties, and service/maintenance agreements required for acceptance and handover of BMS systems for each project phase.
Change order management of BMS/EPMS with respective subcontractors.
Assist with Start Up and Commissioning phase of construction, attend meetings and keep information flowing to achieve schedule commitments.
Track BMS Trade budgets and coordinate projections and actuals with project Cost Analyst.
Participate in regular site walks to confirm controls/MEP work is proceeding according to contract documents, coordination drawings, and approved submittals.
Work with MEP (Mechanical Electrical Plumbing) Engineering team to coordinate Low Voltage (LV)communications between equipment and inter-related systems, including but not limited to Electrical, Mechanical, Power Quality, Fire Alarm, Security and Tel/Data/Communications.
Participate in BMS/EPMS coordination meetings and Commissioning (Cx) and Start-up meetings to ensure alignment of project activities.
Supervise BMS employees and other team members, participate in hiring process, onboard and deliver timely performance feedback for direct reports, execute/contribute to performance appraisals during annual performance cycle, utilize talent management systems, and identify appropriate training to help with development needs.

Bachelor’s Degree from accredited degree program and minimum of 6 years of experience with progressive responsibility and exposure to construction design, cost, sequence, logistics, and field installations of substantial Building Management Systems (BMS) or equivalent combination of training and experience
Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work and project schedule
Knowledge of estimating, construction costs, scheduling, purchasing, and engineering principles and techniques, various building systems
Data Center or Complex Building Controls Systems experience. required
Basic system integration experience
Possess solid problem solving and analytical capabilities
Professional and effective written and verbal communications skills with ability to present to technical and non-technical audiences, and tailor communications appropriately
Proficient computer skills and Microsoft Office suite of applications
BMS experience to include Environmental and Electrical monitoring and controls, preferred
Know in detail assigned BMS contracts, scopes, and Trade budgets and understand delineation between packages and responsibilities.
Effective time management of competing demands and able to meet work objectives in a deadline driven work environment
