The Maintenance Technician is responsible for general upkeep and cleaning of both interior and exterior common areas of the property. This includes routine custodial tasks, grounds maintenance, landscaping, and supporting make‑ready unit preparation, while ensuring a safe and attractive environment for residents.
- Perform custodial duties (sweeping, mopping, vacuuming, dusting, trash removal) in common areas.
- Conduct grounds work such as trash pickup, dumpster cleaning, power washing, and sidewalk blowing.
- Clean breezeways by removing cobwebs, bugs, washing floors, and wiping doors and handrails.
- Execute basic landscaping: trimming, pruning, watering, irrigation monitoring, and debris removal.
- Assist with make‑ready unit preparation, including trash outs for vacant apartments.
- Safely operate equipment like power washer, backpack blower, floor scrubbers, carpet cleaner, and golf carts.
- Support pool maintenance by testing chemicals, adjusting levels, backwashing, and cleaning.
- Respond promptly to emergency, on‑call, and after‑hours maintenance requests.
- Complete work orders within 24‑48 hours and update records in the computer system.
- Perform repairs to preserve aesthetics and structural integrity of the property.
- Report supply needs and keep the maintenance shop organized.
- Work outdoors in varying weather, confined spaces, heights, and potentially hazardous areas.

Candidates should have a high school diploma or GED and at least one year of maintenance experience, with knowledge of basic trades such as carpentry, drywall, and plumbing. Strong organizational skills, attention to detail, and a valid driver’s license are required.
The role demands physical stamina, including walking, standing, climbing ladders, and lifting up to 50 lb, as well as the ability to operate various tools and equipment. Work is performed on‑site, often outdoors and may involve confined spaces, heights, and exposure to the elements.
