Maintenance Supervisor - Element

Description

• Oversee all service operations and ensure goals are met.
• Complete work orders, repairing/replacing appliances, plumbing, HVAC, electrical, etc.
• Provide quality customer service to prospective and existing residents.
• Train and develop maintenance team members.
• Give performance feedback to Property Manager, including praise and corrective actions.
• Assist in recruiting and interviewing maintenance staff.
• Manage organization of maintenance shop and property appearance.
• Research and evaluate maintenance products and supplies.
• Schedule and supervise in‑house and vendor work.
• Manage work orders, response times, and meet deadlines.
• Order, inventory, and deliver supplies and equipment.
• Maintain a safe, healthy, accident‑free environment meeting OSHA standards.
• Oversee unit turns and renovations within set timelines.
• Conduct move‑out walkthroughs with leasing team to assess damage and prepare apartments for rent.

Requirements

Physical requirements include walking, standing, sitting and climbing stairs while inspecting apartments or performing office work, with frequent lifting of items up to 50 lb and occasional heavier loads. Candidates must pass background and reference checks before start date.

• Minimum 8 years general maintenance/repair experience, including 3 years in apartment industry.
• Proven management experience.
• EPA Universal certification required.
• Broad trade skills (plumbing, electrical, HVAC, drywall, etc.).
• Trade licensing preferred.
• Proficient with computers and basic software.
• Own tool kit and reliable transportation; live within 30 minutes of property.
• Ability to work rotating on‑call schedule and lift up to 50 lb regularly.
