The Director of Construction (CapEx‑Operations) leads daily management, coordination, and oversight of multi‑family construction projects from planning through close‑out. This role ensures projects are delivered on schedule, within budget, and to high‑quality standards. It partners with the real‑estate, asset‑management, and on‑site teams to align capital initiatives with business goals. The director also serves as the primary liaison with subcontractors, architects, consultants, and municipal authorities.
Responsibilities include developing scopes of work, cost estimates, budgets, and risk assessments; guiding value‑engineering and bid qualification processes; and managing pre‑construction activities. The director prepares capital plans, oversees contract administration, and ensures quality assurance/quality control throughout construction. Safety compliance with OSHA and company policies is monitored, and project performance is tracked in corporate systems. Regular communication with the capital committee and project stakeholders keeps financial and schedule information transparent.
Candidates must have at least five years of construction‑management experience in a comparable role, or ten years in multi‑family construction, plus a bachelor’s degree in construction management, engineering, architecture, or a related field. Required expertise includes cost estimating, proposal development, contract administration, multidisciplinary design‑team leadership, and proficiency with construction‑management software and Microsoft Office. Strong communication, risk‑mitigation, and mentoring abilities are essential, as is the capacity to travel up to 50 % annually. A valid driver’s license and the physical ability to walk extensive community sites are also required.
