- Execute marketing activities to generate traffic, such as resident referral programs, employer outreach, online advertising, and community-specific initiatives.
- Follow up with prospects and residents through calls, emails, and thank-you notes to encourage leasing and renewals.
- Perform all sales and leasing activities to meet the community’s revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, running credit and background checks, preparing leases, and ensuring smooth move-ins.
- Support lease renewal efforts by preparing renewal documents, contacting residents before move-out dates, and ensuring all paperwork is completed on time.
- Occasional travel may be required for training, assisting other properties, or attending meetings.
- Inspect apartments prior to move-in to confirm they are in market-ready condition and coordinate with maintenance for any outstanding needs.
- Utilize property management software (OneSite, Yardi, etc.) to track availability, record leasing activities, and maintain accurate resident and prospect data.
- Monitor market and competitor conditions, develop marketing plans to sustain occupancy, and follow community policies for concessions, specials, and programs.
- Respond promptly and professionally to resident and owner inquiries, resolving concerns and documenting requests as needed.
- Maintain community and model units to company standards, including daily inspections of common areas, merchandising, and preparing the leasing office for tours.

- Must have a valid driver’s license to operate a golf cart on property.
- Must be able to work a flexible schedule, including evenings, weekends, and holidays, and take “on-call” shifts as needed.
- Must be able to work indoors and outdoors in all weather conditions.
- Ability to push, pull, lift, or carry up to 25 lbs. independently and up to 50 lbs. with assistance.
- Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and work in confined spaces for extended periods.
- Must hold all licenses/certifications required by state and local jurisdictions.
- Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
- For Union and Prevailing Wage roles compensation and benefits may vary from the listed information above due to Collective Bargaining Agreements and/or local governing authority.
