Description

The M&E Executive will lead the mechanical and electrical team to deliver high‑level property management services for a mixed‑use development, ensuring that all systems operate safely, efficiently, and in line with design intent.

In this role you will coordinate with tenants, business partners, government agencies, and internal departments, participate in the CERT team, and drive sustainability initiatives such as utility monitoring and Green Mark compliance.

• Oversee day‑to‑day maintenance and operation of M&E systems (electrical, AC, lighting, generators, AV, fire protection, elevators, telecom, kitchen exhaust, Wi‑Fi, etc.).
• Ensure systems function according to design intent and safety standards.
• Develop and implement preventive and comprehensive maintenance plans.
• Plan, budget, and procure parts and maintenance services within allocated budget.
• Coordinate and supervise contractors, vendors, and technicians to meet timelines and quality standards.
• Execute ad‑hoc projects to enhance M&E systems and review tenant fit‑out applications.
• Prepare expense approvals, proposals, and monthly performance reports for senior management.
• Lead the M&E team to achieve KPIs and manage tender specifications and site walkthroughs.
• Monitor utility consumption, prepare quarterly sustainability reports, and ensure Green Mark compliance.
• Establish emergency procedures and maintain the OMS system according to organizational standards.
• Produce accurate monthly and variance reports, annual budgets, and quarterly re‑forecasts for operating expenditures.
• Manage property accounts payable, invoice approval, and collection processes.
• Achieve performance indicators: scheduled activity completion, KPI attainment, budget adherence, value‑for‑money outcomes, professional customer service, and client/tenant satisfaction.

Requirements

• Hold a degree in Mechanical/Electrical Engineering (3+ years experience) or a diploma (5+ years experience) with background in high‑rise commercial or mixed‑use building management.
• Possess knowledge of operation, maintenance, fit‑out practices, local ordinances, and experience in maintenance policy development and capital project management.
• Demonstrate independent, proactive, innovative, and resourceful attitude with strong organizational, problem‑solving, and communication skills.
• Exhibit managerial experience, ability to work under pressure, and strong interpersonal/team‑player qualities.
• Display a pro‑active, achievement‑oriented, flexible, and can‑do attitude.
