The Community Leasing Associate coordinates marketing, leasing, and renewal activities to meet occupancy, revenue, and resident‑retention goals. The role involves all aspects of leasing, from prospect engagement and apartment tours to lease preparation, move‑in coordination, and renewal support.
- Perform sales and leasing activities to meet revenue and occupancy goals, including prospect qualification, tours, applications, credit/background checks, lease preparation, and move-in coordination.
- Inspect apartments before move‑in, ensure readiness, and schedule any required maintenance.
- Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and apply policies on concessions and specials to boost occupancy.
- Design and execute marketing initiatives such as resident referral, employer outreach, and online advertising to drive traffic.
- Use property management software (OneSite, Yardi, etc.) to track availability, record leasing activity, manage resident data, and capture demographics.
- Maintain show‑unit quality by daily inspections, communicating upkeep needs, merchandising, and preparing the leasing office.
- Follow up with prospects and new residents via email, thank‑you notes, calls, or cards to ensure satisfaction and finalize leasing decisions.
- Support lease renewal by preparing renewal packages, contacting residents before move‑out, and ensuring timely signing.
- Respond promptly and courteously to resident or client/owner concerns, taking action to resolve issues or forward requests.

Hourly pay ranges from $24.00 to $26.00, with compensation adjusted for experience, skills, and location. Depending on the role, employees may be eligible for quarterly or annual bonus programs based on individual and company performance.
