Leasing Associate

Description

The Leasing Associate is responsible for professionally achieving high occupancy and resident retention goals by creating positive relationships with prospects, current residents, clients, and vendors. The position involves marketing, leasing, and maintaining positive resident relations, without supervisory duties.

• Perform all sales and leasing activities (greet and qualify prospects, tour property and amenities).
• Ensure property and show units meet company standards; communicate upkeep needs with Property Manager and Maintenance Team.
• Record all telephone and in‑person traffic according to company policy.
• Complete applications, leases, move‑in, renewal, and move‑out processes per company policy.
• Use on‑site property software to track apartment availability.
• Monitor market trends and competitor conditions; prepare market surveys.
• Design and execute marketing plans to drive property traffic.
• Conduct outreach marketing and document all efforts.
• Utilize internet platforms such as Craigslist, Google, and other search engines for marketing.
• Distribute newsletters, flyers, and resident notices.
• Read, write, and communicate effectively to handle documents, lease agreements, and resident interactions.
• Apply sales skills: generate leads, conduct presentations, qualify prospects, and close deals.
• Perform high‑school‑level math to calculate prorated rents, deposits, etc.

Requirements

Candidates must have a high school diploma or equivalent and at least one year of apartment leasing or sales experience. Strong communication, sales, math, and computer skills—including property management software and Microsoft Office—are required, as is basic knowledge of Fair Housing laws. Bilingual ability is preferred.

• High school diploma or equivalent.
• One year experience in apartment leasing and/or sales.
• Apartment leasing or customer‑service experience (e.g., retail sales, hospitality).
• Proficient with property management software and Microsoft Office for reporting and marketing materials.
• Basic knowledge of Fair Housing Laws.
• Bilingual proficiency preferred.
