The Leasing Coordinator will oversee the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident‑retention goals. This role involves all leasing activities from greeting prospects to completing lease sign‑ups and ensuring a smooth move‑in experience for new residents.

• Perform sales and leasing activities to meet revenue and occupancy goals, including prospect qualification, tours, applications, and lease signing.
• Inspect apartments before move‑in and coordinate any necessary maintenance.
• Monitor market conditions and develop short‑ and long‑term marketing plans to sustain occupancy.
• Design and execute marketing campaigns, resident referral and employer outreach, and online advertising.
• Use property management software to track availability, traffic, and resident data.
• Ensure show units meet quality standards through daily inspections and maintenance coordination.
• Follow up with prospects and new residents to ensure satisfaction via email, notes, calls, or cards.
• Manage lease renewal process by preparing letters, contacting residents early, and securing signed renewals.
• Respond promptly and courteously to resident and owner concerns, resolving issues or forwarding requests.
• Maintain all state and local licenses/certifications required for the role.

Requirements

The position requires the ability to stand, walk, sit, bend, stoop, climb ladders, and lift up to 25 lb independently (or 50 lb with assistance). Work may be performed indoors or outdoors in all weather conditions, and the schedule includes on‑call responsibilities during evenings, weekends, and holidays, with occasional travel for training or property support.

• Hold a valid driver’s license to operate a golf cart on the property.
