Operating Engineer ensures efficient operation and maintenance of mechanical, electrical, and plumbing equipment for assigned properties, while maintaining a clean, safe environment, conducting rounds, assessments, preventive and corrective work, painting, and housekeeping.
Responsibilities encompass overseeing building system performance, adjusting equipment such as heating units, chillers, pumps, cooling towers, air‑distribution components, and monitoring energy usage. The engineer also handles general repairs, preventive maintenance per company standards, equipment inspections, lighting and signage upkeep, and ensures emergency exit readiness and fire‑life safety compliance.
Candidates must hold a high school diploma or GED; apprenticeship or trade school graduation is preferred; at least three years’ experience managing mechanical, electrical, and plumbing systems in commercial settings.
Required qualifications include appropriate trade licenses (e.g., Journeyman/Master Electrician, refrigeration, boiler), a valid driver’s license, basic proficiency with Outlook, Excel, and Word, and solid knowledge of HVAC, boiler, pump, refrigerant, and water‑system operations as well as energy management practices.
The position involves professional office work, travel between sites, and physical tasks such as lifting 50 lb equipment, climbing, and crouching. It may require shift work, on‑call duties, and overtime.
