The Property Manager will oversee the day‑to‑day operations of two or more assigned lease‑up properties comprising 451 units. This role is responsible for leading the on‑site team, coordinating daily activities, and ensuring that all operations meet budgeted financial and operational goals while complying with company policies and relevant housing laws.
Key duties include developing and reviewing property budgets, setting rent rates, collecting fees, and preparing monthly financial reports. The manager will approve vendor invoices, control expenditures, manage the lease enforcement process, analyze market trends to craft leasing strategies, and ensure resident satisfaction through timely service resolution. They will also conduct regular property inspections, supervise staff hiring and performance, and maintain strong relationships with property owners by providing performance updates and tours.
Candidates must have at least five years of property or community management experience, strong delegation and team‑development abilities, and advanced financial acumen. This position qualifies for a 100 % housing discount and requires flexibility to be on call and work evenings, weekends, or holidays as needed.
Physical demands include standing, walking, climbing ladders, and lifting up to 25 pounds independently or 50 pounds with assistance, in all weather conditions. Travel may be required to support other properties, attend training, or participate in meetings.
The annual salary range is $110,000‑$115,000, with eligibility for quarterly or annual bonus programs based on individual and company performance.
