Superintendent

Description

• Maintains project photos, logs, RFIs, submittals, and meeting notes
• Manages timecards, payroll submissions, and compliance with hiring practices
• Ensures proper permits, stormwater, and dust control plans are in place
• Mentors team members and fosters a positive jobsite culture
• Coordinates subcontractors and vendors to maintain project timelines
• Supports contract compliance and negotiates back charges as needed
• Verifies subcontractor work aligns with scope, budget, and timeline
• Ensures adherence to safety programs, procedures, and documentation requirements
• Supervises field staff and enforces productivity, safety, and performance standards
• Leads commissioning, quality checks, and jurisdictional approvals
• Oversees site mobilization, layout, inspections, and safety signage
• Keeps drawings, RFIs, and project documentation accurate and up to date
• Monitors budget performance and helps manage owner billing
• Collaborates with PM on change orders, cash flow, and project reporting
• Identifies delays early and works with team to create recovery plans
• Represents Okland in a professional manner with owners and partners
• Maintains clear documentation and updates as-built drawings
• Assists with job cost setup and tracking for self-performed work
• Ensures accurate purchase orders, invoicing, and pay applications
• Develops and maintains the master schedule and 3-week lookaheads
• Tracks and resolves punch list and warranty issues efficiently
• Participates in project meetings and trainings as needed
• Initiates closeout activities from day one and ensures timely completion
• Coordinates final inspections and certificate of occupancy

Requirements

• Strong problem-solving skills in dynamic, fast-paced environments
• Effective team leadership with strong communication and interpersonal skills
• Experienced with construction tools, equipment, and jobsite operations
• Bachelor’s degree in Construction Management or 10+ years of related commercial construction experience
• Proficient in reading blueprints, specifications, CPM schedules, and contract documents
• Highly organized with the ability to prioritize, multitask, and manage deadlines
• Strong knowledge of construction practices, safety regulations, and building codes
• Skilled in construction scheduling, cost control, and risk management
• Proficient in Microsoft Excel, Word, and Outlook
• Maintains professionalism, confidentiality, and attention to detail
