The Community Marketing & Leasing Coordinator will align marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident-retention targets. The role involves handling all leasing activities, ensuring resident satisfaction throughout the lease term, and driving timely lease renewals.
- Conduct sales and leasing activities, including prospect greeting, tours, applications, credit and background checks, lease preparation, and move-in coordination.
- Inspect apartments before move‑in, ensure readiness, and coordinate any maintenance needed.
- Monitor market and competitor trends, develop short‑ and long‑term marketing plans, and apply concession policies to maintain occupancy.
- Design and execute marketing initiatives such as resident referrals, employer outreach, and online advertising to drive traffic.
- Utilize property management software (e.g., OneSite, Yardi) to track availability, record leasing activity, and manage resident data.
- Maintain show‑unit quality by daily inspections, coordinating maintenance, merchandising, and preparing the leasing office.
- Follow up with prospects and new residents via email, thank‑you notes, cards, or calls to confirm leasing decisions.
- Manage lease renewal program by preparing renewal packages, contacting residents before move‑out, and securing signed agreements.
- Respond promptly and courteously to resident and owner inquiries, resolving issues or forwarding them to appropriate staff.

Incumbents must be able to stand, walk, bend, climb ladders, and lift up to 25 lb unassisted (or 50 lb with help) while working indoors and outdoors in all weather conditions. The position requires a flexible schedule that includes evening, weekend, and holiday on-call duties, and occasional travel to support other properties or attend training.
- Hold all state and local licenses/certifications required for the position.
- Possess a valid driver’s license to operate a golf cart on the property.
