- Develop and execute data-driven strategies to maximize revenue growth and asset performance
- Build and maintain financial models for operational expenses to support deal underwriting
- Monitor financial performance against budgets, identifying variances and implementing corrective measures
- Frequently sit, stand and walk
- Conduct routine site visits to maintain high-quality standards across all assets, ensuring operations excellence and addressing any areas of concern
- Analyze operational efficiency, identifying cost-saving opportunities and revenue-enhancing initiatives
- Provide regular financial performance updates to senior management, offering insights and recommendations to drive informed decision making
- Monitor lease-up velocity and delivery timelines against underwriting projections
- Collaborate with the development team on underwriting and due diligence efforts
- Manage the asset disposition process, including financial modeling, market analysis, and investor reporting to maximize exit value
- Calculate and analyze cash distribution waterfalls to ensure accurate allocation to investors and compliance with partnership agreements
- Ensure compliance with debt covenants and assess future financing opportunities
- Work closely with property management team and all lines of business across Elmington
- Conduct ongoing cash flow analysis and forecasting to optimize annual investor distributions
- Evaluate portfolio performance trends and assess external market factors impacting asset value
- Assist in annual budgeting by identifying income and expense trends

- 3-5 years of experience in asset management, real estate analytics, or a related field
- Proven track record of driving performance optimization and delivering strategic results in a multifamily asset management context.
- Skilled in synthesizing data and presenting findings clearly, both written and verbally
- Occasionally lift and/or move up to 25 pounds
- Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus
- Occasionally required to climb or balance, stoop, kneel, crouch or crawl
- Bachelor's degree in a Finance, Real Estate, Economics, or a related field; advanced degree preferred
- Regularly required to talk or hear
- Proficient in Microsoft Office (Excel, Word, PowerPoint)

- Communication proficiency
- Strong understanding of property income statements and how on-site operations impact financial performance
