  • Develop and execute data-driven strategies to maximize revenue growth and asset performance
  • Build and maintain financial models for operational expenses to support deal underwriting
  • Monitor financial performance against budgets, identifying variances and implementing corrective measures
  • Frequently sit, stand and walk
  • Conduct routine site visits to maintain high-quality standards across all assets, ensuring operations excellence and addressing any areas of concern
  • Analyze operational efficiency, identifying cost-saving opportunities and revenue-enhancing initiatives
  • Provide regular financial performance updates to senior management, offering insights and recommendations to drive informed decision making
  • Monitor lease-up velocity and delivery timelines against underwriting projections
  • Collaborate with the development team on underwriting and due diligence efforts
  • Manage the asset disposition process, including financial modeling, market analysis, and investor reporting to maximize exit value
  • Calculate and analyze cash distribution waterfalls to ensure accurate allocation to investors and compliance with partnership agreements
  • Ensure compliance with debt covenants and assess future financing opportunities
  • Work closely with property management team and all lines of business across Elmington
  • Conduct ongoing cash flow analysis and forecasting to optimize annual investor distributions
  • Evaluate portfolio performance trends and assess external market factors impacting asset value
  • Assist in annual budgeting by identifying income and expense trends

  • 3-5 years of experience in asset management, real estate analytics, or a related field
  • Proven track record of driving performance optimization and delivering strategic results in a multifamily asset management context.
  • Skilled in synthesizing data and presenting findings clearly, both written and verbally
  • Occasionally lift and/or move up to 25 pounds
  • Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus
  • Occasionally required to climb or balance, stoop, kneel, crouch or crawl
  • Bachelor's degree in a Finance, Real Estate, Economics, or a related field; advanced degree preferred
  • Regularly required to talk or hear
  • Proficient in Microsoft Office (Excel, Word, PowerPoint)
  • Frequently required to use hands or fingers to handle or feel objects, tools or controls
  • Communication proficiency
