The position involves handling leasing activities, providing exceptional resident service, and ensuring the property is presented in a clean, professional manner.
- Achieve daily, weekly, and monthly leasing goals to meet property occupancy and rent targets.
- Respond to prospect inquiries via phone, email, internet, or in‑person and conduct timely follow‑ups.
- Qualify prospects, collect personal data, run background checks, and update the leasing database.
- Conduct property tours, showcase amenities and vacant units, and ensure clean, presentation‑ready apartments.
- Prepare and process lease paperwork, move‑in files, and associated documentation accurately and promptly.
- Coordinate move‑in/move‑out status with team members to minimize vacancy periods.
- Perform light bookkeeping tasks such as calculating rents, pro‑rating charges, and preparing delinquency notices.
- Manage office duties including key control, package receipt, and database entry.
- Maintain property cleanliness by inspecting common areas, operating trash compactor, and performing basic cleaning as needed.
- Operate golf cart or motor vehicle to transport prospects and handle key operations for unit access.
- Maintain at least a 20% conversion rate of total traffic and follow up with prospects within 24 hours by phone and 48 hours in writing.
- Identify competitive market trends, shop the competition, and suggest revenue‑maximizing initiatives.

Candidates should have multi‑family leasing experience and preferably social‑media marketing experience, hold a valid driver’s license with a clean record, possess reliable transportation, and be able to work Saturdays and Sundays when required.
Customer service standards require a neat uniform, professional appearance, courteous communication, prompt handling of resident requests, and resolution of issues within 24 hours or escalation to a supervisor.
