Core responsibilities involve completing resident maintenance work orders (appliances, plumbing, HVAC, electrical, gate systems, pool operations), handling after‑hours emergency calls, preparing vacant units, performing preventative maintenance, keeping the shop organized, managing inventory, delegating tasks, maintaining logs and databases, planning daily activities, selecting and overseeing external contractors, supporting budget goals, conducting property inspections, and upholding company policies.
Additional duties may include light cleaning when no housekeeper is present, maintaining amenity areas, assisting property rehabilitation, completing QA inspections on new construction, and evaluating service technicians and property monitors quarterly and yearly.
Requirements: at least three years of maintenance experience (apartment experience preferred), one to two years of supervisory experience, troubleshooting skills, basic budgeting knowledge, refrigeration certification (or obtained within 90 days), a clean driver’s license and reliable transportation.
Customer service expectations require a clean, neat uniform, professional appearance, clear communication with residents and prospects, prompt response to complaints (typically within 24 hours), delivery of newsletters and correspondence, and coordination of resident events as directed by the General Manager.
