Rotates on-call responsibilities with other maintenance staff as well as back up the Maintenance Technician as required.
Responsible for ensuring OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times.

Assisting the Community Manager in interviewing, screening and recommendations for any potential maintenance, grounds, and housekeeping personnel.

Responsible for the supply and upkeep of all tools required by the Company for Maintenance Technicians.
Responsible for the inventory, ordering and delivery of all necessary supplies and equipment for the maintenance, custodial and grounds teams under the direction and with the approval of the Community Manager.
Provide constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificate of insurance.
Responsible for timely response to work order requests, make-readies, etc.
Responsible for the subsequent training of all maintenance, grounds, and housekeeping personnel.
Responsible for the research and evaluation of all current and potential products used in the maintenance and upkeep of the community.
Initiates or suggests plans to motivate workers to achieve work goals.
Responsible for courteous, efficient response at all times.
Assists in the disciplinary or promotional recommendations required for all service, custodial and grounds personnel.
Responsible for reporting unusual or extraordinary circumstances regarding the community or residents.
