The Chief Engineer leads the engineering team, ensures high‑quality work and customer service, and aligns department operations with C&W’s engineering platform, management team, and client expectations while upholding the company’s ethical standards.
The role oversees all mechanical operations, maintenance, communications, energy management, and staff development for assigned properties, and may perform limited hands‑on duties or watch activities as needed.
Core duties include supervising staff, managing safety compliance, budgeting, utility tracking, system inspections, preventive maintenance programs, documentation, contractor coordination, and responding to emergencies, as well as supporting rehabilitation projects and contract administration.
- Supervise and develop engineering and maintenance staff, including hiring and training.
- Lead performance management, coaching, and disciplinary actions per HR policies.
- Ensure 100% compliance with the C&W Safety Program and site safety standards.
- Manage building operational accounts, variance reporting, and assist with budget development.
- Oversee utility tracking, cost analysis, sub‑metering, and budgeting.
- Conduct regular inspections of building systems, identify and resolve issues promptly.
- Develop and maintain preventive and predictive maintenance programs and schedules.
- Create and update building‑specific maintenance, safety manuals, and training programs.
- Maintain an Operations Document Library with as‑built drawings, schematics, and warranties.
- Coordinate maintenance activities with contractors, tenants, and engineers.
- Manage all building systems (HVAC, plumbing, electrical, fire/life safety) and stay abreast of technology trends.
- Respond to emergencies (fire, evacuation, equipment failure) and address customer concerns swiftly.
- Administer inventory control, procure parts and supplies.
- Ensure compliance with codes, regulations, and company directives.
- Support property/facility managers on rehabilitation projects, feasibility studies, budgeting, scheduling, contracting, and construction oversight.

Required competencies are strong communication, interpersonal, organizational, technical, and leadership skills; a high school diploma or GED is required, with 7+ years of commercial property engineering experience, relevant trade licenses, and proficiency in standard office software.
- Minimum High School Diploma or GED; vocational/technical certificate preferred.
- 7+ years experience in commercial property engineering and building systems.
- Relevant trade licenses (Journeyman, Master Electrician, etc.) as required.
- Knowledge of Energy Management Systems, fire alarm systems, and building codes.
- Proficiency in Outlook, Excel, Word, and basic computing skills.
- Strong communication, interpersonal, organizational, technical, and leadership abilities.
- Ability to lift 50 lb, climb, crouch, and work in varying weather conditions.
