The Purchasing Agent is responsible for procuring materials and labor of the right quality, quantity, and cost, while cultivating strong relationships with trade partners. This role ensures bids are prepared, evaluated, and awarded efficiently, and that contract changes and pricing updates are communicated across departments.
Key duties include managing bid packages, negotiating contracts, tracking model discounts, analyzing vendor performance, and maintaining accurate scopes of work. The agent also prepares purchasing reports, supports land‑acquisition cost analyses, and collaborates with design, construction, sales, and customer‑care teams on product and pricing decisions.
- Prepare and distribute bid packages for new communities and plan changes.
- Evaluate bids for specifications, pricing, quality, and workload capacity; maintain master bid list.
- Negotiate, award, and manage contracts, including change orders and price adjustments.
- Track model discounts and analyze vendor performance and market conditions.
- Manage construction costs through accurate takeoffs, estimating, and cost comparisons.
- Communicate product and pricing changes to design, construction, sales, and customer‑care teams.
- Oversee contract administration, scopes of work, and quarterly purchasing reports.
- Maintain national contract programs and conduct cost analyses for land acquisition.
- Source, negotiate, and manage option pricing; process option upgrades and update system listings.
- Prepare and submit civil engineering and landscaping plans for bidding.
- Establish budgets, manage revisions, and provide monthly base‑house budget forecasts.
- Develop and sustain relationships with trade partners, attend industry events, and drive process improvements.

Candidates must have at least a high‑school diploma (college degree preferred) and a minimum of one year of home‑builder purchasing experience. Strong organizational, detail‑oriented, and communication skills are required, along with advanced proficiency in Microsoft Office and familiarity with purchasing software such as Corrigo, Enterprise‑One/JD Edwards, and Envision.
