Director of Operations

Description

• Oversee all building systems, including HVAC, plumbing, electrical, fire/life safety, elevators, and structural elements.
• Monitor and control operational expenses while maintaining service excellence.
• Plan and oversee capital improvement projects, renovations, and system upgrades.
• Ensure all facilities adhere to OSHA, ADA, fire code, and other applicable safety standards.
• Collaborate with the President and senior leadership to set operational priorities and budgetary targets.
• Provide training and development programs to enhance technical skills and safety awareness.
• Foster collaboration between property management, leasing, and maintenance teams to ensure seamless operations.
• Troubleshoot and resolve complex technical issues directly or through vendor partnerships.
• Positions self to install equipment, including under desks.
• Manage vendor contracts, RFP processes, and service agreements to ensure quality and cost-effectiveness.
• Conduct regular safety audits and implement corrective measures when needed.
• Moves throughout the building to access files.
• Lead emergency preparedness and response planning for all sites.
• Develop and execute facilities management strategies aligned with company objectives and asset goals.
• Direct, schedule, and evaluate maintenance staff performance across multiple properties.
• Develop, implement, and monitor preventative maintenance schedules to maximize equipment lifespan and reduce downtime.
• Lead, mentor, and evaluate maintenance and operations teams across multiple sites.
• Manage and coordinate inspections, certifications, and compliance with local, state, and federal regulations.
• Maintain accurate records of assets, maintenance history, and inspections.

Requirements

• BOMA RPA – Real Property Administrator credential.
• Must be able to use discretion and independent judgment as needed.
• LEED AP O+M – Sustainable building operations.
• Prolonged periods sitting at a desk and working on a computer.
• This role requires regular travel between sites and occasional overnight stays.
• FMP – Facility Management Professional (IFMA)
• Demonstrated success in budgeting, cost control, and vendor management.
• OSHA 30-Hour Construction or General Industry Safety Certification.
• 10+ years of progressively responsible facilities management experience, including multi-property oversight.
• EPA 608 Certification (Universal) – Required for handling refrigerants.
• CPMM – Certified Professional Maintenance Manager (AFE)
• Journeyman or Master Plumber License (state-issued).
• Must be able to speak clearly on the phone and to fellow workers.
• Must be able to lift 15 pounds at times.
• Exceptional organizational, problem-solving, and communication skills.
• Must be able to comprehend and follow written and oral instructions.
• CFM – Certified Facility Manager (IFMA)
• Journeyman or Master Electrician License (state-issued).
• Must be able to complete tasks even with frequent interruptions.
• Strong executive leadership skills with experience managing large, multi-site teams.
• PMP – Project Management Professional (PMI)
• Bachelor’s degree in Facilities Management, Engineering, Business Administration, or related field (Master’s preferred).
• Proven technical expertise in building systems operations, maintenance, and compliance.
• Ability to respond to emergency situations after hours.
• NATE Certification – HVAC technical mastery.
