The Maintenance Supervisor is responsible for all maintenance operations at a community, partnering with the Community Manager to oversee staff, vendors, service requests, preventative programs, safety compliance and resident satisfaction.
- Oversee daily maintenance operations, service requests, and preventative maintenance programs.
- Coordinate and schedule resident and management work orders.
- Inspect property daily to identify and correct hazardous conditions.
- Manage maintenance supply inventory within budget guidelines.
- Maintain an organized, OSHA‑compliant maintenance shop and hazard communications program.
- Keep accurate records of service requests, EPA/OSHA compliance, and work progress.
- Supervise, train, and schedule maintenance staff; provide performance feedback and coaching.
- Ensure staff follow Asset training standards and promote a collaborative work environment.
- Deliver excellent customer service, monitor request turnaround, and enforce community policies.
- Participate in on‑call emergency response and unit inspections.

The role requires a high school diploma or equivalent, EPA and CPO certifications, basic computer proficiency, and knowledge of Fair Housing and OSHA regulations; physical demands include lifting 100‑plus‑pound objects, working in confined spaces, and being on‑call for emergencies.
- Hold a high school diploma or equivalent; EPA and CPO certifications required, HVAC desired.
- Possess basic computer skills and knowledge of Fair Housing and OSHA regulations.
- Ability to lift and move objects over 100 lb, work in confined spaces, at heights, and in varying weather conditions.
- Available for overtime, weekends, and on‑call emergencies.
- Reliable transportation required for emergency response.
