The Maintenance Supervisor role oversees and performs technical and mechanical work to ensure that the interior and exterior of the community, its grounds, amenities, and common areas meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This full-time position works Monday‑Friday with on‑call responsibilities and supports lease‑up operations for a 201‑unit community.
- Assist and complete work orders from resident requests and routine upkeep, diagnosing defects and making repairs per policies, safety standards, and code requirements.
- Oversee the make-ready process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor scheduling, supply procurement, maintenance tasks, and final inspection.
- Develop standards for cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, signage, leasing office, garbage areas, parking lots, and other common areas.
- Periodically inspect work performed by service team members to assess policy effectiveness and create corrective action plans.
- Periodically inspect contractor and vendor work to verify compliance with quality standards, scope, and specifications.
- Maintain an inventory of spare parts and maintenance materials; coordinate with the Community Manager to order supplies within budget.
- Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assist the Community Manager in developing budgets for regular repairs, maintenance, and capital projects.
- Support cost‑cutting and expense control by repairing rather than replacing parts, minimizing material waste, and using tools correctly.
- Conduct regular Greystar safety meetings, ensure MSDS sheets are current, and stay updated on OSHA and other safety regulations.
- Demonstrate customer service skills by treating residents respectfully, answering questions, and handling complaints with efficiency and urgency.
- Provide own hand tools unless prohibited by law and be skilled in safe use of hand tools, power tools, mechanical equipment, and measuring devices.
- Apply logical thinking principles to define and correct problems.
- Maintain all certifications required by state and local jurisdictions.
- Work inside and outside in all weather conditions, including rain, snow, heat, hail, wind, and sleet.
- Travel locally as needed for business meetings, training programs, or other responsibilities.
- Maintain a flexible schedule, including on‑call duties during evenings, weekends, and holidays.

Candidates must have 3–5 years of maintenance supervisory experience, strong organizational and communication skills, and solid plumbing and problem‑solving abilities. A high school diploma or equivalent and relevant trade experience are required, and the role qualifies for a 100 % housing discount.
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance, building maintenance, or a related trade.
- Proficient in customer service and interpersonal communication to interact with residents, clients, team members, and resolve issues calmly.
- Read, write, and communicate effectively to represent management, act as a first point of contact, and answer policy‑related questions.
- Proficient in internet, word processing, spreadsheet, and database programs; property management system experience preferred.
- Mathematical skills to add, subtract, multiply, and divide numbers, decimals, and fractions for financial and administrative documents.
- Hold EPA certifications Type I and II or Universal for sealed HVAC system work.
- Possess a valid driver’s license to operate a golf cart on the property, if applicable.
- Stand, walk, or sit for extended periods and be able to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Lift, push, pull, or maneuver weights up to 25 lb independently and up to 50 lb with assistance.
Benefits
The hourly rate for this Los Angeles position ranges from $40.00 to $43.00, with eligibility for quarterly or annual bonus programs depending on corporate or onsite status.
