Assistant Property Manager

Description

• Control and maintain petty cash funds
• Prioritize and assign service requests, make-ready priorities, and repair projects
• Responsible for sending balance correspondence such as late rent notices, balance letters, and credit notices, and conducting home visits and checking for vacancies
• Responsible for processing all payments to residents' accounts, including but not limited to physical bank deposits off-site
• Notify residents of upcoming community activities, regular resident recognition, follow-up on service requests, and continual promotion of resident services
• Create an atmosphere of cooperation, enthusiasm, service urgency, teamwork, customer satisfaction, and professionalism among staff members
• Ensure late notices are delivered to the appropriate resident; prepare legal action for eviction when necessary
• Prepare and submit weekly and monthly reporting as required for the property
• Responsible for daily property walk-throughs to ensure the building and grounds are well-maintained
• Adhere to the management company personnel and operations policy and procedures, and comply with company standards
• Promote the implementation of an effective Resident Retention program
• File evictions related to rent, compliance, and lease violations as needed
• Maintain resident relations and resolve residents’ concerns in a professional, timely manner
• Perform annual inspections of each unit
• Complete proper move-in/move-out functions in Yardi

Requirements

• Requires manual dexterity with normal hand/finger movement and coordination.
• Prolonged periods sitting at a desk, working on a computer, standing, walking, conducting tours, and meeting with tenants.
• Yardi software and Microsoft Excel experience preferred
• At least 2 years of relevant experience in property management is required
• Ability to walk for extended periods, including climbing flights of stairs in various weather conditions.
• Must be able to lift, carry, position, or move up to 20 lbs. at a time.
