The Commercial Director will serve as the key interface with funders, monitors, valuers, and clients, providing strategic oversight from initial funding submission through to practical completion. The role is responsible for ensuring robust commercial governance, optimised project delivery, and alignment of financial and operational objectives across the business.

Our client, a leading property development organisation, is seeking a Commercial Director to oversee all commercial aspects of its development projects. This senior role acts as the central pivot between Construction and Finance, ensuring costs, procurement packages, and lender reporting including progress updates and debt drawdowns—are managed efficiently.

  • Ensure funding trackers are maintained and cleared promptly and that Land and Development Information (LDI) is arranged for all sites.
  • Serve as the central liaison between Construction and Finance, ensuring alignment of commercial and operational priorities.
  • Establish and manage drawdown and invoicing schedules in conjunction with the finance function.
  • Oversee procurement strategy, ensuring alternative suppliers and subcontractors are identified, evaluated, and invited to tender where appropriate.
  • Work collaboratively with project teams to ensure delivery on time, within budget, and in line with funding or contractual agreements.
  • Maintain high-level oversight of all development projects, identifying risks early and implementing mitigation strategies.
  • Ensure compliance with internal governance, funder, and client requirements throughout the project lifecycle.
  • Lead liaison with development funders, clients, valuers, and monitoring surveyors throughout each project’s lifecycle.
  • Drive continuous improvement across commercial and procurement processes.
  • Lead valuation discussions and approvals, ensuring all supporting information is provided to meet client or funder requirements.
  • Act as the senior point of contact for funders, clients, and monitors, maintaining professional, transparent, and proactive communication.
  • Manage project costs, procurement packages, and lender reporting, ensuring timely progress updates and debt drawdowns.
  • Monitor financial performance across projects, identifying risks and opportunities to maximise commercial outcomes.
  • Support project teams in securing best value while maintaining quality, programme integrity, and risk mitigation.
  • Oversee preparation and submission of funding documentation, including valuation drawdown schedules and supporting materials.
  • Build and maintain strong relationships with external partners to support commercial objectives and project delivery.
