Investment Analyst / Associate

Description

• Undertake all due diligence responsibilities – often time sensitive - including detailed analyses of a property’s title and entitlement status, engineering and environmental condition, operations and related financial statement review, analysis of market and competitive position, and other typical pertinent due diligence issues.
• Will assist with deal structuring and negotiation of investment terms, including coordination with legal counsel.
• Will apply proper judgment with issues/problems discovered during the due diligence period and formulate sound plans to mitigate problems/risk
• Participate in the creation, development, and preparation of presentations and materials to potential investors and firm acquisition and development partners.
• Provide pre-acquisition input and review including offering memorandums, financial and operational assumptions, construction of pro-formas, identification of funding sources, soliciting proposals, supporting the effort of originating and negotiation of debt financing, and preparing funding applications.
• Will monitor transaction progress; correspond with and between several different departments (legal, operations, property management, and investments) to coordinate closing and assist with investor and lender negotiations.
• Will coordinate and manage Third Party consultants from engagement to completion of the due diligence requirements (Appraiser, Engineer, Environmental, Property Condition and Zoning Consultants).
• Review, understand and advise on due diligence materials for acquisitions and investments.

Requirements

• Bachelor’s degree in accounting, Finance, Real Estate, Business, or a related field required; MBA or similar advanced training preferred.
• Prior experience in investment banking, private equity, real estate advisory, commercial real estate brokerage, or similar analytical roles strongly preferred.
• 3–5 years of real estate investment experience
• Strong understanding of pro-formas, real estate finance, and investment analysis.
• Strong analytical abilities, meticulous attention to detail, and excellent organizational skills.
• Ability to manage multiple complex tasks in a fast-paced, deadline-driven environment.
• Experience with Argus Enterprise or comparable commercial real estate software is a plus.
• Expertise in Microsoft Excel and PowerPoint; proficiency in financial modeling including development budgeting and private-equity-style waterfall structures.
• Highly “teachable” with a proactive, “can-do” attitude and strong sense of ownership.
• Strong interpersonal skills and professional communication style.
