This role coordinates the community’s marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident-retention goals by handling all leasing activities, ensuring resident satisfaction throughout the lease term, and securing lease renewals.
- Perform all sales and leasing activities to achieve community revenue and occupancy goals, including greeting prospects, tours, applications, credit/background checks, lease preparation, and ensuring smooth move-in.
- Inspect apartments before move-in, ensure they are ready, and schedule any needed maintenance.
- Stay informed about market and competitor conditions, develop and implement short- and long-term marketing plans, and follow policies on concessions and specials to boost occupancy.
- Design and execute marketing activities to drive traffic, including resident referral, employer outreach, internet marketing tools, and community-specific programs.
- Use on-site property management software (e.g., OneSite, Yardi) to track availability, record traffic and leasing activities, manage resident/prospect data, and capture demographic information.
- Ensure community and show units meet company standards by daily inspecting marketing corridor and leasing tour, communicating maintenance needs, merchandising, and preparing leasing office.
- Follow up with prospects and new residents to ensure satisfaction via email, thank‑you notes, cards, or phone calls to finalize lease decisions or renewals.
- Execute lease renewal program activities, preparing renewal letters/packages, meeting with renewing residents before move-out, and ensuring timely signing.
- Respond quickly and courteously to resident and client/owner concerns, take prompt action to solve problems, and document/convey requests to appropriate individuals.

The position requires standing, walking, and sitting for extended periods, as well as bending, stooping, climbing ladders, and lifting up to 25 lb independently (or 50 lb with assistance). Employees must work in all weather conditions, may travel occasionally to support other properties or attend training, and must be available for on‑call duties during evenings, weekends, and holidays.
- Must hold all licenses and/or certifications required by state and local jurisdictions.
- Must have a valid driver’s license to operate a golf cart on property.
