Under supervision, the Maintenance Technician I coordinates daily tasks for the assigned community, performing a variety of facility and technical duties that support resident needs, from on‑site maintenance to unit turnovers, inspections, and repairs.
The role requires ensuring the community’s physical condition meets operational and safety standards, maintaining supplies and tools, working with vendors, and executing a preventative maintenance program to minimize emergency service requests.
- Complete service requests and repairs promptly; seek supervisor approval for repairs over $1,000.
- Oversee turn‑key operations, inspecting and preparing vacant units quickly.
- Keep an inventory of supplies/tools and procure items via standard purchase orders and bidding.
- Coordinate with approved vendors while adhering to the annual budget.
- Run a preventative maintenance program to reduce emergency repairs.
- Perform minor repairs including building equipment, painting, drywall, plumbing, etc.
- Identify and address deficiencies such as wear or minor electrical issues.
- Carry out additional duties assigned by the Community Manager and support the team.

The position involves regular physical activity such as standing, walking, climbing, lifting up to 25 lb (occasionally 50 lb), and exposure to various environmental conditions, and the employee must pass an annual lift test.
- Minimum one year of maintenance or related experience.
- Basic knowledge of cleaning, plumbing, electrical, carpentry, boilers, and HVAC.
- Proficient with hand and power tools.
- Hold a current driver’s license.
- Have reliable personal vehicle for on‑call duties and travel.
