The Operating Engineer is responsible for the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems across assigned properties. Responsibilities include maintaining a clean and safe working environment, conducting rounds and routine assessments, and performing both preventive and corrective maintenance, painting, and housekeeping tasks.
Core duties involve performing all plumbing, electrical, and HVAC work, maintaining heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV systems, and air distribution components. The engineer monitors and adjusts mechanical and pneumatic equipment, verifies field conditions, repairs doors, ceilings, railings, floors, and plumbing fixtures, and conducts extensive preventive maintenance in line with C&W standards, including filter changes, coil cleaning, bearing greasing, belt inspections, and chemical treatment of water systems.
Additional responsibilities include inspecting engine rooms, generator sets, fire pumps, sump and ejector pumps, replacing lamps and signage, ensuring emergency exit signs and lights function properly, and performing fire and life‑safety inspections per NFPA and local regulations. The engineer documents activities, responds to emergencies, complies with all applicable codes, completes annual C&W safety training, and adheres to the company uniform dress code.
Applicants must have a high school diploma or GED, with graduation from an apprenticeship program or trade school considered a plus. At least three years of experience operating mechanical, electrical, and plumbing systems in a commercial property setting are required.
Candidates must hold the appropriate trade licenses or permits—such as Journeyman or Master Electrician, Refrigeration Certificate of Fitness, High‑Pressure Boiler or Steam Operator—and may need certification as a Universal Technician for CFCs. A valid driver’s license, basic computing skills in Outlook, Excel, and Word, and solid knowledge of HVAC, boiler, pump, and energy‑management systems are also required.
The role operates in a professional office environment, utilizes standard office equipment, and requires regular travel between properties in varying weather conditions. Physical demands include the ability to stoop, stand, climb, lift at least 50 lb, crouch, and work in confined spaces while maintaining clear communication and visual acuity.
