The Computerized Maintenance Management System (CMMS) Operator will support a large academic facility in Washington, DC, overseeing the workflow of service requests, dispatching technicians, and maintaining the CMMS. The role also handles daily administrative tasks such as processing timesheets, creating work orders, purchase requests, and managing uniforms, vehicles, and mobile devices, while ensuring compliance with key performance indicators.
Key duties include administering the AiMs CMMS for HVAC maintenance, developing and updating the Annual Work Plan, and overseeing data entry for assets, work orders, and inventory. The operator designs and delivers static and ad‑hoc performance reports, manages dashboards for real‑time insights, and analyzes maintenance trends to recommend operational improvements.
The position collaborates with management, project managers, and quality control teams to align CMMS capabilities with contract objectives, monitors industry trends, and contributes to system innovation. Training responsibilities involve educating maintenance personnel on system use and acting as the primary contact for troubleshooting and vendor coordination.
Applicants should have two to five years of CMMS experience in facility maintenance, strong analytical and problem‑solving skills, and at least two years of clerical experience. Proficiency with Microsoft Office, basic accounting, project tracking software, and a typing speed of 40 WPM are required, along with a high school diploma and excellent written and oral English communication.
