The manager will oversee resident relations, leasing, rent collection, and property maintenance while maintaining confidentiality and financial controls. Responsibilities include daily property inspections, budget administration, compliance with SHFA and other regulatory commitments, and coordination of capital improvements. The manager is expected to create a customer‑focused culture, enforce lease terms, and respond to emergencies promptly.

- Lease apartments: handle inquiries, greet prospects, show units, process applications and deposits, verify income and credit, follow up, and ensure timely lease execution and renewal.

- Secure handling of rents and onsite monies, including daily deposits and record keeping.
- Collect and post rents, track collections, pursue delinquent accounts, issue notices, and attend court proceedings as needed.
- Screen and score rental applicants, control delinquency, and process bad debt files to collections.
- Foster a customer‑centered service culture with proactive hospitality toward prospects, residents, families, and staff.
- Administer the community operating budget and control monthly expenses.
- Assemble complete credit and income documentation for resident approval and re‑certification, forwarding to Compliance.
- Ensure resident files comply with SHFA, government, lender, and investor commitments.
- Track scheduled unit inspections and ensure preventative maintenance is completed.
- Sign off vacant units as market‑ready and generate work orders to meet company standards.
- Perform daily property walks, schedule capital improvements and repairs, collect bids, and submit to Regional Manager for approval.
- Complete accurate and timely financial reporting, records, and paperwork.
- Review capital maintenance recommendations and forward them for approval.
- Monitor neighborhood market conditions.
- Enforce lease terms and community rules with residents.
- Develop and implement positive resident‑relations programs.
- Participate in company‑sponsored continuing education and training seminars.
- Report work‑related injuries, property loss, or liability issues promptly to People Operations and Regional Manager.
- Read and adhere to company policies and procedures; respond promptly to email.
- Complete required training courses in a timely manner and learn company software.
- Respond to after‑hours and weekend emergencies involving injuries or property damage.
- Communicate effectively with residents, associates, and vendors.
