
The CAPEX Project Manager is responsible to work closely with client and operation tram for planning, budgeting, executing, and delivering capital expenditure (CAPEX) projects within defined scope, schedule, and cost parameters. This role involves managing multiple projects simultaneously — including infrastructure upgrades, facility expansions, MEP installations, and major asset replacements — ensuring alignment with business objectives and compliance with company standards and statutory requirements.
Monitor expenditure against budgets and report any deviations to management.
Act as the single point of contact for CAPEX projects within assigned facilities or portfolios.
Develop project scopes, budgets, and timelines for CAPEX initiatives related to building systems, utilities, and infrastructure.
Prepare CAPEX justification documents and assist management in project approval processes.
Coordinate with FM operations teams, client representatives, and consultants to define project requirements.
Manage risk assessments and mitigation plans for all projects.
Manage approved CAPEX budgets and ensure financial control throughout the project lifecycle.
Conduct site surveys, feasibility studies, and technical evaluations to assess project viability and priorities.
Prepare detailed project cost estimates, BOQs, and cash flow forecasts.
Evaluate contractor quotations, variation orders, and progress claims.
Ensure all CAPEX works comply with local authority regulations (Dubai Municipality, DEWA, Civil Defense, etc.) and company HSE standards.
Provide regular progress updates, dashboards, and reports to senior management and clients.
Supervise contractors and vendors to ensure quality, safety, and compliance with specifications.
Lead the end-to-end implementation of CAPEX projects — including tendering, contractor selection, mobilization, execution, and handover.
Coordinate with internal departments (procurement, HSE, operations, etc.) to ensure seamless project delivery.
Ensure timely completion and smooth handover of completed projects to the operations team.
Conduct regular site inspections and resolve technical and coordination issues promptly.
Engage with suppliers and OEMs to identify sustainable and cost-effective solutions for asset upgrades and replacements.
Maintain proper project documentation, including as-built drawings, test certificates, warranties, and close-out reports.
Support annual CAPEX planning and long-term asset replacement programs.
Ensure quality control and adherence to design standards and specifications.
