The Manager of Transaction Management oversees all real estate transactions for House Buyers of America, managing both acquisition and disposition deals from contract through closing. This hands‑on player/coach role leads the transaction team while maintaining a personal pipeline in a fast‑paced, high‑volume environment, requiring strong ownership, assertiveness, and the ability to solve complex transaction problems. The ideal candidate thrives under pressure, holds others accountable, and is willing to do what it takes to get deals closed.
In this role you will manage acquisition and disposition transactions from contract ratification through settlement, supervise and train Transaction Coordinators, establish and track KPIs, develop and enforce policies and procedures, review contracts and closing statements, coordinate loan requests and construction draw requests, oversee property listings and CRM updates, serve as the escalation point for transaction issues, resolve complex problems, and coordinate closely with Sales and Construction teams to ensure timely closings.
- Manage acquisition and disposition transactions from contract ratification through settlement.
- Supervise, train, and performance‑manage Transaction Coordinators/Settlement Processors.
- Establish, track, and manage KPIs for all team members.
- Hire, mentor, and develop Transaction Coordinators.
- Create and maintain policies, procedures, and training documentation (video and written).
- Review contracts, addenda, and HUD/Closing Disclosure statements for accuracy.
- Request and coordinate loans for new acquisitions; manage construction loan draw requests with the Construction team.
- Oversee property listings, including photography and virtual staging; ensure accurate MLS listings.
- Maintain consistent, accurate updates in the company CRM for all transactions.
- Serve as escalation point for transaction issues, negotiating with title companies, lenders, and other parties.
- Resolve complex transaction problems such as title defects, surveys, utilities, and seller challenges.
- Coordinate handoffs with Sales and Construction teams to ensure timely closings.
- Support market expansion by sourcing and managing title company relationships and third‑party brokers.
- Maintain high customer service standards for buyers, sellers, and partners.
- Assist in hiring and managing third‑party property managers for the rental portfolio.

We seek candidates with at least 2 years of people‑management experience in settlement, title, or transaction management, 5 years of real‑estate transaction experience, proven high‑volume acquisition and disposition expertise, strong assertiveness, a solid work ethic, and an ownership mindset. Candidates must be able to independently resolve complex transaction issues, love working with people, hold a bachelor’s degree, and be proficient with Microsoft Office and CRM systems.
