The Floating Service Manager leads the Service team to keep the property in top condition through proactive maintenance, repairs, and a strong focus on quality appearance. This role mentors skilled technicians, solves maintenance challenges, and ensures smooth operations while maintaining effective communication across teams.
- Oversee daily maintenance operations and collaborate with Property Managers on needs and escalations
- Coordinate with Regional Service Managers on larger capital projects and value‑add executions
- Preserve property quality by performing general maintenance of HVAC, electrical, plumbing, carpentry, drywall, appliances, exterior structures, pools, and snow removal
- Ensure apartment turnover standards align with Mission Rock expectations
- Provide exceptional resident service and maintain high‑quality work order response and completion
- Partner with Property Manager to meet operational goals, owner objectives, and company standards
- Manage purchase orders for supplies to stay within budget
- Maintain clean, polished curb appeal and overall property cleanliness
- Lead, develop, and hold accountable Service Technicians, Groundskeepers, Housekeepers, etc.
- Plan work schedules, delegate workloads, and monitor workflow

- HVAC certification (required)
- CPO certification (required)
- 3‑5 years of multifamily or similar maintenance experience
- Adherence to Fair Housing best practices
- Ability to perform routine inspections and identify issues
- "Can‑do" mentality for efficient problem solving
- Valid driver’s license with reliable transportation
- Basic computer skills, familiar with Microsoft Suite
