The role is responsible for technical and mechanical work that keeps buildings, grounds, amenities, and common areas clean, safe, and functional, meeting Greystar’s standards for appearance and performance.
- Assist and complete resident work orders and routine upkeep, diagnosing defects and repairing according to policies, safety standards, and codes.
- Oversee the make‑ready process for vacant units, including inspections, punch lists, vendor scheduling, supply procurement, maintenance tasks, and final inspection.
- Develop cleanliness and appearance standards for community grounds, amenities, building exteriors, unit interiors, and common areas to reflect Greystar quality.
- Periodically inspect work performed by other service team members to assess policy effectiveness and create corrective action plans.
- Periodically inspect contractor and vendor work to verify compliance with quality standards, scope, and specifications.
- Maintain adequate inventory of spare parts and maintenance materials, coordinating with the Community Manager to order supplies within budget.
- Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assist the Community Manager in developing budgets for regular repairs, maintenance, and capital projects.
- Support cost‑cutting programs by repairing rather than replacing parts, minimizing waste of materials and supplies, and using tools correctly.
- Conduct regular Greystar safety meetings, ensure MSDS sheets are current, and stay updated on OSHA and related safety regulations.
- Provide own hand tools unless prohibited by law and be skilled in safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices.
- Apply logical thinking principles to define and correct problems.
- Read, write, and communicate effectively to represent company management and serve as first point of contact for internal and external inquiries.

- Demonstrate customer service skills by treating residents respectfully, answering questions, handling complaints sensitively, and completing work orders promptly.
- High school diploma, GED, or equivalent experience and training.
- Experience in property management maintenance, building maintenance, or a related trade.
- Proficient in customer service and interpersonal communication to interact effectively with residents, clients, and team members.
- Proficient with internet, word processing, spreadsheets, and database programs; maintain records and provide information for management.
- Preferred experience with property management systems.
- Mathematical skills to perform basic arithmetic for financial, administrative, and legal documents.
- EPA Type I, Type II, or Universal certification required for work on sealed HVAC systems.
- All certifications required by state and local jurisdictions must be maintained.
- Valid driver’s license required to operate a golf cart on the property, if applicable.
- Ability to stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Ability to work indoors and outdoors in all weather conditions.
- Capability to lift, carry, or maneuver up to 25 lb independently and up to 50 lb with assistance.
- Flexibility to work a schedule that includes evenings, weekends, and holidays, including on‑call responsibilities.
