The Maintenance Assistant is tasked with maintaining the cleanliness and appearance of community grounds, buildings, and common areas under the guidance of the Community or Maintenance Manager. This role ensures that properties remain safe, attractive, and well‑maintained for residents and visitors.
- Maintain the grounds of the assigned property, keeping areas surrounding each building clean and debris‑free.
- Pick up debris, clean breezeways, and ensure a uniform landscaped appearance.
- Clean building gutters and manage flowerbeds, trees, shrubs, mowing, trimming, fertilizing, and pest control.
- Perform basic tool and equipment maintenance, including lubricating, sharpening, and simple repairs.
- Clean and remove trash from all areas, including common spaces and vacated apartments as directed.
- Perform pool maintenance duties as needed.
- Shovel snow and spread salt on public passageways to prevent ice buildup when necessary.
- Maintain daily cleanliness of common areas and amenities such as fitness facilities, bathrooms, laundry rooms, business centers, offices, and clubhouses.
- Assist the maintenance team with light work orders, painting, and moving appliances (non‑on‑call).
- Follow all safety and OSHA requirements and maintain regular attendance and punctuality.

- Align with Bell Core Values, be at least 18 years old, and hold a high school diploma or equivalent.
- Minimum 2 years experience in grounds keeping and landscaping within a multi‑family setting.
- HVAC/EPA certifications may be required depending on community staffing levels.
- Physical ability to walk, bend, reach, climb, and lift up to 80 lb.; comfortable working with mechanical, electrical, and hazardous materials, as well as heights.
