The Service Technician performs technical and mechanical work to keep buildings, grounds, amenities and common areas clean, safe and functional according to Greystar’s standards. The role responds to resident service requests, conducts preventative maintenance, and prepares vacant units for new occupants.
- Complete resident work orders and preventative maintenance, diagnosing issues and repairing per policies and code.
- Perform make‑ready process for vacant units: inspect, create punch list, schedule vendors, obtain supplies, complete tasks, and inspect work.
- Retrieve and track maintenance supplies, tools, and equipment, returning unused items and notifying supervisor of re‑order needs.
- Document service requests accurately and promptly.
- Maintain grounds and common areas by cleaning, pressure‑washing, trash removal, and painting as needed.
- Reduce costs by repairing instead of replacing parts and minimizing material waste.
- Follow safety and risk‑management policies, attend safety meetings, complete OSHA training, and report incidents.
- Inspect contractors’ work to ensure quality and compliance with specifications.
- Conduct routine property inspections to identify safety concerns and communicate maintenance needs.
- Maintain all state and local required certifications for service technicians.

The position requires standing, walking, climbing ladders and lifting up to 25 lb independently or 50 lb with assistance, and the ability to work indoors and outdoors in all weather conditions. Employees must be available for a flexible schedule that includes on‑call duties during evenings, weekends and holidays, and occasional travel to other properties or training.
- Hold EPA Type I, II, or Universal refrigerant certifications (for certified technicians).
- Possess a valid driver’s license to operate a golf cart where required.

The hourly rate ranges from $22.00 to $23.00, with eligibility for quarterly or annual bonus programs depending on corporate or onsite status.
