The Assistant Community Manager oversees daily operations and financial functions under the Community Manager, handling rent delinquency, cash‑flow optimization, and all phases of property management in the manager’s absence.
- Accurately post payments, income, and charges; reconcile receivables daily.
- Monitor bad debt, issue notices, contact residents/guarantors, and process evictions.
- Ensure property meets budgeted revenue, expenses, and Net Operating Income.
- Perform month‑end closing, reporting, and maintain organized resident records.
- Conduct unit walk‑throughs, apply move‑out charges, and process security deposits.
- Attend onsite daily; recruit, hire, train, coach, and develop staff per company standards.
- Provide ongoing staff training, counseling, and enforce compliance with policies.
- Lead staff to maintain harmonious performance and adherence to guidelines.
- Oversee leasing activities: prospect showings, lease signing, documentation, and reporting.
- Execute marketing strategies per annual plan to drive occupancy.
- Resolve resident complaints and requests to ensure satisfaction.
- Implement resident retention programs such as events, promotions, and newsletters.
- Deliver excellent customer service; manage maintenance request responsiveness.
- Ensure property appearance, conduct regular inspections, and coordinate timely repairs.
- Supervise overall business operations and optimize use of resources and vendor services.
