Assist with cleaning of vacant units for move-ins when needed.
Ensure model tour route is free of debris.
Complete assigned service requests and repairs in a safe and timely manner.
Clean pool, chairs, tables, decks and umbrellas.
There may be an occasional need to utilize personal transportation to pick up replacement parts and supplies from vendors (1% to 33%).
Operate leaf blower or parking lot vacuum to ensure that the property is free of debris.
Pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves.
Clean parking lot areas, garages, walkways, entryways and hallways.
Assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage.
Adhere to MORGAN’s Maintenance and Emergency Procedures manuals along with the Team Member Handbook.
Operate indoor floor scrubber machines when necessary.
Inspect the property; pick up trash and debris, and reports all safety hazards or needed repairs to the Lead Maintenance.
Ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order.
Comply with all training requirements set forth for this position.
Assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance.

Will need to perform the following physical activities (66% to 100%). Example: Bend/stoop/squat/kneel Perform routine maintenance/repair duties such picking up debris. Climb stairs Routine duties require access to upper floor apartments and interior apartments with multiple levels. Will need to climb and work off a ladder. Push or pull Move equipment, appliances, and open/close doors. Reach above shoulders Perform routine maintenance repairs, paint, stock, and remove equipment. Grasp/grip/turning and finger dexterity Handle maintenance tools, nails, and open/close ladders, perform routine maintenance/repairs, use telephone, 2-way radio.
Empty trash cans and move/clean trash dumpsters and surrounding areas.
Must have a valid driver’s license, insurance and car registration if driving for business purposes.
Ability to be on-call and be on the property on short notice.
Constantly outdoors, in all weather conditions, often for extended periods of time (66%-100%).
Will need to observe areas needing attention/correction.
Ability to read, write and understand English.
Frequently indoors in all weather conditions that may make the environment uncomfortable (hot in summer, cold in winter). (33% to 100%)
