The Helper (L94)-2 is responsible for non‑technical general building maintenance, custodial duties, and minor repairs in commercial properties. This role includes routine upkeep, responding to emergency requests, and ensuring the property remains safe and presentable for occupants.
- Perform general building maintenance under supervision
- Carry out custodial duties, grounds upkeep, and minor repairs
- Execute general labor tasks assigned by engineers, including material handling and errands
- Replace and repair door hardware, locks, and keys
- Conduct interior and exterior painting with proper surface preparation and minor repairs
- Replace light bulbs, lamps, ballasts, and clean fixtures
- Move furniture and assemble/disassemble modular systems
- Perform vacancy clean‑up and organization
- Respond promptly to emergencies and customer service requests
- Maintain landscaping, sidewalks, common areas, and parking facilities
- Perform snow removal and leaf sweeping as needed
- Comply with codes, regulations, and company directives; practice safe work habits
- Utilize smartphones, tablets, computers, web‑based applications, and building automation systems
- Adhere to C&W Uniform Dress Code and maintain a neat appearance
- May be sole maintenance staff on certain shifts; may work extended periods without relief and require on‑call duties
- Movement between departments, floors, and properties to facilitate work

Work is performed in a professional office environment with regular travel between properties, often in varying weather conditions. The position requires frequent lifting of at least 50 lb, climbing, stooping, and the ability to use standard office equipment as well as building automation technology while adhering to safety protocols and dress code standards.
Candidates must have a high school diploma or GED, with preference for participation in an apprenticeship or trade school. One year of related experience in a commercial property setting is preferred, along with technical proficiency, initiative, flexibility, multitasking, and a strong sense of urgency. The role may involve extended shifts, on‑call duties, and being the sole maintenance staff on duty.
