Description
The Leasing and Marketing Coordinator is tasked with aligning marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident‑retention targets. This role handles all leasing activities for new residents, maintains resident satisfaction throughout lease terms, and drives lease renewals.
- Perform sales and leasing activities to achieve revenue and occupancy goals, including prospect qualification, tours, applications, and lease signing.
- Lead lease file audits.
- Inspect apartments before move‑in, ensure readiness, and coordinate maintenance for any deficiencies.
- Monitor market and competitor trends, develop short‑ and long‑term marketing plans, and apply concessions and specials to boost occupancy.
- Design and execute marketing initiatives such as resident referral, employer outreach, and online advertising to drive traffic.
- Use property management software (e.g., OneSite, Yardi) to track availability, leasing activity, and resident data.
- Maintain show unit standards by daily inspections, coordinating maintenance, merchandising, and preparing the leasing office.
- Follow up with prospects and new residents via email, thank‑you notes, cards, or calls to ensure satisfaction and lease decisions.
- Manage lease renewal program by preparing renewal packages, contacting residents ahead of move‑out, and securing signed agreements.
- Respond promptly and courteously to resident and owner inquiries, resolving issues or forwarding requests appropriately.
- Serve as first point of contact for Community Assistants and Leasing Professionals on escalated matters.
- Mentor and train Leasing Professionals.
