  • Lift or move items up to 25 pounds.
  • Develop and manage mid to large-scale budgets and pro formas, including land acquisition costs, infrastructure investments, amenity delivery, and revenue projections.
  • Build and maintain senior-level relationships with municipalities, regulatory agencies, home builder partnerships and community stakeholders to secure entitlements and approvals.
  • Negotiate development agreements, annexations, utility service extensions, and public-private partnerships.
  • Identify and mitigate risks related to entitlement, financing, construction, and market absorption.
  • Provide executive oversight of feasibility analysis, land planning, entitlement, engineering, and horizontal infrastructure development.
  • Ensure design, engineering, and construction activities align with budget, schedule, and quality expectations.
  • Ensure cost efficiency and ROI across all phases of development.
  • Lead the planning and delivery of complex, multi-phase projects, integrating residential, commercial, recreational, and amenity components.
  • Oversee community design to ensure alignment with market demand, branding, and resident lifestyle expectations.
  • Mentor and develop senior-level project managers and staff, building a high-performance team culture.
  • Promote a strong culture of safety and ethical conduct.
  • Represent the company in public forums, industry associations, and with elected officials.
  • Select, negotiate, and oversee third-party consultants, engineers, planners, and contractors engaged in land development.
  • Ensure all projects comply with regulatory standards, codes, and environmental requirements.
  • Define and execute the overall land development strategy for MPCs and BTR projects, aligning with the company's long-term growth and profitability goals.
  • Direct the creation and management of special districts (e.g., MUDs, PIDs, TIRZs) to support infrastructure financing.
  • Manage phasing strategies, infrastructure sequencing, and amenity delivery to optimize absorption, sales, and long-term community success.

  • Ability to walk, sit or stand for long periods of time.
  • Excellent organization, coordination, and project management skills.
  • 10+ years of progressive land development experience, with at least 2+ years leading large-scale Master Planned Communities with proven budget and schedule adherence.
  • Experience with MUDs or other special districts preferred
  • Strong presentation skills with ability to represent the company at the executive and community level.
  • Proficiency in Microsoft Office Suite and Project Management software.
  • Strong executive leadership, negotiation, and communication skills.
  • Valid Texas Driver's License and Maintain at least minimum car insurance required by Texas law
  • Bachelor's degree in Land Development, Urban Planning, Civil Engineering, Business, or related field; advanced degree preferred.
  • Ability to manage multiple projects simultaneously and prioritize tasks effectively.
  • PMP preferred not required.
  • Ability to travel to project sites and governmental meetings.
  • Expertise in special district creation/administration (MUDs, PIDs, TIRZs) and public-private partnerships.
  • Excellent communication and interpersonal skills.
  • Proficiency in financial modeling, project management software, and community design principles.
  • Proven track record of entitlement, financing, and delivery of complex development projects.
  • Ability to communicate effectively through written and verbal communication in English.
  • Ability to access, input, and retrieve information from a computer and/or electronic device.
