The Maintenance Supervisor oversees the community’s maintenance program and preserves asset value while ensuring a safe and secure living and working environment. This position reports directly to the Community Manager and supervises a Maintenance Technician and a Groundskeeper.
The role includes organizing staff meetings, maintaining an OSHA‑approved work environment, directing daily maintenance operations, conducting community inspections, and implementing a preventative maintenance program. The supervisor also manages the annual maintenance budget, orders supplies within budget constraints, evaluates cost‑cutting measures, and assists with capital‑project bidding, while hiring, training, and developing maintenance staff and overseeing their performance. Customer service duties involve understanding resident needs, fostering community engagement, ensuring timely completion of service requests, and being available for weekend and after‑hours emergencies. Additionally, the supervisor enforces safety, emergency, and fire evacuation policies, documents incidents, and addresses security risks.
The employee may be exposed to moving mechanical parts, fumes, toxic chemicals, and outdoor weather conditions, with moderate noise levels. Physical demands include frequent standing, walking, climbing, kneeling, and occasional lifting of up to 50 pounds, as well as the visual requirements for close and distance focus.
