Description

The Maintenance Technician oversees and performs technical and mechanical work to keep buildings, grounds, amenities, and common areas clean, safe, and functional, meeting Greystar’s standards.

Responsibilities include responding to resident work orders, diagnosing and repairing defects, managing the make‑ready process for vacant units, developing cleanliness standards, inspecting work performed by staff and contractors, maintaining spare‑part inventory, completing preventative maintenance, supporting cost‑control initiatives, leading safety meetings, and delivering courteous customer service.

• Diagnose and repair maintenance issues based on resident work orders and routine inspections.
• Coordinate and complete the make‑ready process, including pre‑move‑out inspections, punch‑list creation, vendor scheduling, and final quality checks.
• Establish and enforce cleanliness and appearance standards for grounds, amenities, exteriors, and interiors.
• Inspect and evaluate work performed by team members, contractors, and vendors to ensure compliance with quality and safety specifications.
• Manage spare‑part inventory, order supplies, and stay within budgetary limits.
• Perform monthly preventative maintenance tasks as outlined in policy manuals.
• Implement cost‑saving measures by repairing rather than replacing components when feasible.
• Conduct regular safety meetings, maintain up‑to‑date MSDS sheets, and ensure OSHA compliance.
• Provide responsive, respectful customer service to residents and team members.
