The Leasing Associate is responsible for leasing, marketing, and maintaining positive resident relations. Associates handle lease signings and act as landlords on behalf of property owners.
- Respond to phone and online inquiries and schedule virtual, self‑guided, and in‑person tours.
- Greet and qualify prospects using Lead Management Software, assist with applications and deposits while complying with Fair Housing rules.
- Maintain updated availability reports, process applications with credit checks and rental‑history verification, and submit for approval.
- Obtain Community Manager approval and follow up with applicants on their status.
- Show apartments, close sales, prepare move‑ins, collect signatures, and provide community orientation.
- Manage the property’s social‑media presence to increase visibility and engagement.
- Resolve resident complaints, questions, and requests promptly to enhance satisfaction and retention.
- Conduct all sale‑closing activities: set appointments, generate leads, conduct tours, maintain show rooms, and follow up.
- Apply marketing strategies within budget limits, including competitive rates, referrals, promotions, and outreach.
- Plan and host resident events, attend after‑hours functions, and act as host when needed to boost retention.
- Prepare timely paperwork for leases, move‑ins, check‑outs, and peak periods.
- Attend weekly and daily goal‑setting meetings.
- Collaborate with maintenance to ensure prompt resident service request completion.
- Provide weekly pay for onsite associates.
- Provide ancillary insurance such as critical illness, hospital indemnity, and accident coverage.
- Support professional development, career growth, and role‑based learning plans.
- Promote Diversity, Equity, Inclusion and Belonging with Employee Resource Groups.
