  • Perform repairs and maintenance on vacant and occupied apartments
  • Maintain a high level of professionalism, integrity and respect when interacting with residents, team members, vendors, and community stakeholders
  • Routinely completes required reporting using property management software programs.
  • Follow a preventative maintenance schedule
  • Complete the "make ready" process to prepare vacant apartment homes for new move-ins by scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work
  • Schedule staffing of maintenance staff and coordinate with Community Manager
  • Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the community manager about re-ordering needs
  • Assist with inspection of the property and all common areas daily to detect maintenance problems that require attention
  • Complete assigned work orders and preventative maintenance on the property by diagnosing the source of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements
  • Train and monitor safe work practices and provide guidance to staff scheduling training, as necessary
  • Represent Investment Property Group in a positive and professional manner at all times

  • Strong interpersonal skills with the ability to foster positive relationships with residents and collaborate effectively with team members
  • 1+ years' experience as a Maintenance Supervisor at a multifamily community of 100+ units
  • Strong communication skills and works well as a team
  • Must have a valid driver's license
  • Exceptional time management and problem-solving skills
  • You're comfortable leading a team and setting a positive example
  • Must be able to respond to after-hour emergencies as needed and participate in on-call rotation schedule
  • Experience and knowledge of plumbing, HVAC, and appliance repairs (stoves, refrigerators, washer, dryers, etc.)
  • Skilled in plumbing, electrical and general maintenance work
  • You're hands-on and proactive about solving problems
